But not for my friends. The thought of the auction made them so nervous they couldn't even eat a scone in the nearby cafe. This was how I found them prior to the auction when I arrived to discuss strategies. I was to be their nominated bidder. "I need to know the maximum you'll pay, and I won't exceed your figure by even a dollar, so think carefully." I said. Soon, I walked away with their written maximum price - $383,000. The auction was attended mainly by curious neighbours. No opening bid was made so the auctioneer started with a vendor bid of $330,000. Still silence from the crowd so the auctioneer made another vendor bid of $340,000..and then $350,000. Soon, the property was passed in at $350,000 (vendor bid) and the crowd left. We approached the agents to negotiate. The agents didn't try to get our highest price, but instead played the role of messenger between us and the vendors inside the home. Each time they emerged from inside the house, the price dropped. First $380,000 (reserve)..then $365,000 and finally $361,000. Sold! And we were prepared to pay $383,000. We bought it for $22,000 less than we were prepared to pay. What a buzz to help my friends save so much money!

I would like to take this opportunity to thank Filipp Lauretti for his time and knowledge whilst helping me recently purchase a unit.
